BUILDING A HOME BEGINS WITH A SINGLE STEP
-
SELECT A LOT AND PURCHASE
It’s very important that you own the lot on which you want to build your home. Why? Let’s say you have an uncle who owns a vacant lot and says, “Hey, why don’t you build a house on my lot?” You ask him how much he wants for it, and he says don’t worry about it, we’ll talk about that later. If you claim this lot is yours to build on yet do not have the title deed to the house, there’s trouble brewing. The owner of the land can at any point decide what is being built on the land belongs to him or her. Are we saying your uncle is a scammer? Nah, but it doesn’t matter who it is, if you are responsible for the loan, any investment of money, you also need to own the lot.
-
Decide what kind of house, how large, and how much you want to spend. See another blog for more on floor plans.
-
Draw up the floor plan with the help of your builder.
-
APPLY FOR BUILDING PERMIT
Building permit costs $100 in Bartlesville, could be $300-400 in Tulsa. -
Inspector comes to verify the lot and building site.
-
GET A LOAN
Banks require closing on the loan before you start because they get worried about someone filing a lien before they file theirs. Take first draw at closing. -
HAVE LIABILITY INSURANCE
If you are building with Taylor Homes, we insure our building process and require that subcontractors also have their insurance up to date. Purchase Builders Risk Insurance -
PREPARE THE PAD
Preparing the approximate space where you want to build your house means that grading work is done to remove grass, trees, any barriers to digging the foundation including large rocks, overhead power or phone lines.
What grade do you want? Get finished floor height -
